We visit the property, review comparable lets agreed in the last three months, and give you an achievable rent alongside the presentation changes that would move it upward.

Nothing. Our market appraisal is free, without obligation, and typically takes 30–45 minutes at the property.

Sales fees are agreed as a percentage of the achieved price, and lettings fees as a percentage of rent. Both are confirmed in writing before you instruct us, with no hidden marketing charges.

Photography and floorplans are usually booked within 48 hours, with the property live across the major portals within five working days.

Our standard sole agency term is twelve weeks, and we are happy to discuss shorter terms where it makes sense for you.

Yes. Gas safety, EICR, EPC, smoke and carbon monoxide alarms, licensing and deposit protection are all monitored and renewed by us on managed properties.
