Every certificate, deadline and document required before a tenant moves in — in one place.
Compliance is the least glamorous part of letting a property and the fastest way to lose money if handled loosely. The good news is that the list is finite.
Before a tenancy begins you will need a valid EPC, a gas safety record where applicable, an EICR within five years, working smoke alarms on every storey, carbon monoxide alarms in rooms with a fuel-burning appliance, and evidence of Right to Rent checks.
Deposits must be protected within thirty days and prescribed information served. On managed properties we monitor every renewal date so nothing lapses quietly.
